Instructing a solicitor

The successful sale of your property can be reliant on the instruction of an efficient and experienced solicitor. It is a good idea to do some research and make a decision before you put your property on the market as this will help to avoid delays.

The sooner you get the paperwork organised, the sooner you can close on your property sale or purchase. Here are some handy tips to help speed up the process.

Presenting your property

First impressions count, making the presentation of your property critical to a successful sale. A tidy, clean and well cared for property will have a positive impact on first impressions and will significantly improve the chances of a sale.

TIP: To maximise the value from the marketing please make sure your property is as tidy and clutter-free as possible as well, a fresh coat of paint is always well received too. If you have any large items that you can live without for a bit, consider putting them in storage while you are selling.


Professional photographs, floor plan and EPC

The key ingredient in attracting potential buyers is by ensuring that the photographs of the property present it in the best way possible. The way to achieve this is to ensure that a professional photographer takes at least 6 photographs, a floor plan as well as the EPC (Energy Performance Certificate).

The photographer will be able to capture whole rooms at a time which will help the viewer to identify the size, shape and overall relevance to what they are looking for in their next home. A full detailed description of the property will support the photographs.

Online marketing of your property to potential buyers 

We use online property market leaders to advertise your property which enables us to give your property maximum exposure across a wide range of media. This is the key to generating many new buyer enquiries.


TIP: Once a property is visibly for sale, you’ll often get letters from other agents claiming to have “interested buyers”. If this happens, please redirect the agent to us so we can work with them to your advantage.


Accompanied viewings

We always notify you before a viewing commences and never come round unannounced. If there are any times or days you’d prefer viewings to be carried out, we will work towards that but bear in mind that many buyers are professionals and therefore the majority of viewings are carried out in the evenings and weekends.

TIP: Interest in your property should build quickly and viewings will start happening soon. It is a good idea to let us have a set of keys, which we keep securely; so that we can bring round potential buyers should you not be home.

Offer received 

When we receive offers, we will notify you with the details, including the applicants’ intended timescales, financial position and whether there is a sales chain. This ensures you’re fully informed to make the right decision.

TIP: Now is a good time to start getting quotes from removals companies.


Offer agreed

Once you accept an offer we will do the following;

  • Prepare a memorandum of sale
  • Write to all parties to confirm the agreed price and conditions of the sale
  • Ask you to confirm your solicitor’s details

Your solicitor will send a draft contract to the buyer’s solicitor who will then carry out preliminary searches. You will then be in a position to agree the dates for the survey on your property, exchange of contracts and proposed completion date.

Keeping you informed every step of the way; we will advise and negotiate on your behalf throughout this process.

Please Note: There are no legal obligations until contracts are signed.


Exchange of contracts

Exchange of contracts occurs when the following have been confirmed and agreed;

  • Preliminary enquiries following receipt of draft contract
  • Evidence of a good title
  • Specific issues highlighted in the Lease, if applicable
  • Local search queries
  • Fixtures and fittings to be included in the sale
  • The buyer’s mortgage offer

Once the contract has been signed by both parties the deposit paid by the buyer’s solicitor to your solicitor. The completion date is then set by mutual agreement.



Completion is when the residual monies are transferred from the buyer’s solicitor to your solicitor’s account. Your solicitor will call you when the money has cleared in your account and will inform us to release the keys.
